Avoid a Special Assessment

Community Association’s need a healthy reserve fund in order to prevent a special assessment. Reserves are needed to protect & enhance assets. When one considers, “how much funding should my association have in Reserves?”, you should also ask, “when is the last time my community association had a reserve study?” The Board of Directors have a fiduciary responsibility to the Members and it’s wise to include reserve funding in the association’s annual budget. By opting to have a Reserve Study, the Board of Directors are showing prudent judgment and avoiding a breach of fiduciary duty.
